B-01 · BUILDERS & DEVELOPERS

One engineering partner for the whole build

General contractors and property developers come to Eastern Engineering Group for a single, accountable team that carries structural, civil, building design, and survey through approvals, tender, and construction — on a schedule that holds.

WHY EE FOR YOUR JOBS

Fewer consultants, fewer gaps, fewer surprises

Most delays on a project live in the seams between consultants — the structural drawing that doesn't match the architectural, the grading plan that arrives after the permit deadline. Because our structural, civil, building design, and survey teams sit in one office under one Certificate of Authorization, those seams are ours to close, not yours to manage.

You get one proposal, one schedule, and one engineer who answers the phone — backed by a firm that has delivered over 6,500 projects across Eastern Ontario since 1989.

  • Coordinated drawing sets — structural, civil and building design reconciled before issue
  • Written scope, fee and schedule before any work begins
  • Designs to OBC 2024 / NBC 2020 and referenced CSA standards
  • Lender- and insurer-ready sealed documentation
  • General review and field reports carried through to occupancy

WHAT YOU GET

Built around how builders actually work

The things that keep a construction schedule and a pro-forma intact — handled by people who have sat on both sides of the table.

One point of accountability

A single project engineer owns the whole package and your schedule — no finger-pointing between disciplines when a question comes up on site.

Coordinated drawing sets

Structural, civil and building design are reconciled in-house, so the set that reaches the building department and your trades actually agrees with itself.

Approvals navigated

Site Plan Control, grading and drainage, conservation authority and permit submissions — prepared, submitted, and defended through municipal comments.

Milestone-driven schedules

We map the critical path to your financing draws and tender dates up front, and flag the approvals that gate them before they bite.

Value engineering

Practical structural and civil alternatives that protect the budget — span and material choices, servicing strategies, and phasing that keep cost in line.

Construction support

Shop-drawing review, RFIs answered quickly, and general review with field reports issued to the authority having jurisdiction through to occupancy.

HOW WE WORK

From napkin sketch to occupancy

A predictable six-stage path. You always know what's next, who's doing it, and what it costs.

  1. 1

    Feasibility & due diligence

Site reconnaissance, constraints review, and a structural/civil reality-check before you commit — the questions that protect a pro-forma.

  2. 2

    Concept & design

Building design and structural/civil engineering developed together, with a written scope, fee and schedule you can build a budget on.

  3. 3

    Permits & approvals

Site Plan Control, grading and drainage, and the sealed permit set — submitted and carried through municipal and agency comments.

  4. 4

    Tender support

Issued-for-tender documents, addenda, and bid-period answers that keep your trade pricing clean and comparable.

  5. 5

    Construction review

Shop-drawing review, site visits at key stages, and general review reports to the building department as the work proceeds.

  6. 6

    Close-out & as-builts

Field-verified as-builts, final review letters, and the records your file — and your lender — need to close the project out.

DEVELOPERS

Looking at a site? Bring us in early.

The cheapest engineering decisions are the ones made before the offer is firm. A short feasibility review — servicing capacity, structural strategy, grading and approvals risk — can change a number on your pro-forma or save you from a site that can't carry the program.

Send us the parcel and the program. We'll tell you what we'd want to confirm, what the approvals path looks like, and where the schedule risk sits — in plain language, before you're committed.

What a feasibility check covers
  • Site servicing & stormwater capacity
  • Structural strategy & likely foundations
  • Grading, access & parking fit
  • Approvals path & schedule risk
  • Order-of-magnitude engineering scope
FAQ

Questions builders ask us

Can you take a site from raw land to a building permit?

Yes. We coordinate civil servicing, structural design, building design and survey in-house, and manage the approvals path — Site Plan Control, grading and drainage, and the permit set — so you deal with one firm instead of stitching together several consultants.

Do you coordinate mechanical and electrical?

Yes. Mechanical and electrical are delivered through trusted consultants we coordinate, so the full engineering package runs under one point of contact and one schedule.

Can you hit our lender's and our schedule's milestone dates?

We scope every engagement with a written schedule tied to your milestones — financing draws, tender dates, and the building department's review windows — and we flag the critical path up front so approvals don't stall the job.

Do you handle Site Plan Control and municipal submissions?

Yes. We prepare and submit the civil and grading packages for Site Plan Control and respond to municipal and conservation authority comments through to approval across Leeds & Grenville and Eastern Ontario.

Will the same engineer stay on through construction?

Yes. As an employee-owned firm, the engineer who seals your drawings carries the project through general review and field reports during construction where the Ontario Building Code requires it.

Have a project on the board?

Send us the drawings, the parcel, or just the idea. We'll come back with a clear scope, a fee, and a schedule that fits your build — usually within two business days.
