Our civil group supports developers, municipalities, and private owners through every stage of land development and infrastructure work in Eastern Ontario — including the studies, drawings, and agency coordination needed for site plan approval and subdivision registration.

Every drawing and report we issue is prepared under our PEO Certificate of Authorization and sealed by a licensed Professional Engineer where the Ontario Building Code or your authority having jurisdiction requires it.

Common questions

Do I need a lot grading plan for my building permit?

Many Ontario municipalities require a grading plan with a permit application for a new home, addition, or severance — it shows how your lot drains without affecting neighbouring properties. We prepare and seal grading plans that building departments accept.

What is Site Plan Control and does my project need it?

Site Plan Control is a municipal approval that applies to most commercial, industrial, institutional, and multi-unit residential projects in Ontario. We prepare the civil engineering package — servicing, grading, drainage, and stormwater — and respond to municipal and agency comments through to approval.

Do you work with conservation authorities?

Yes. Where a property falls under a conservation authority's regulated area, we prepare the supporting drawings and reports and coordinate the permit alongside your municipal approvals.

How is stormwater management handled?

New development typically needs to control both the quantity and quality of runoff. We design stormwater management to your municipality's standards as part of the site plan or subdivision package.

What does land development engineering include?

Everything from feasibility and due diligence through servicing design, approvals, tendering, and construction administration — from raw land to registered, serviced lots.
